AI consulting for real estate and property finance

Property lending runs on files. A broker collects payslips, bank statements and tax returns and keys them into a lender's application. A credit analyst rebuilds the same borrower into a credit paper. The analyst then reads valuations, rent rolls and quarterly financials against the facility terms for the life of the loan. A landlord's team reads each lease to find the rent review, the option date and the outgoings the tenant pays.

Architecture

We build beside the software you already run

We build for private credit funds, non-bank lenders, mortgage brokers and aggregators, property fund managers and commercial landlords. The work takes the reading and retyping off those people. The AI prepares the file and shows the document behind each figure. A credit person makes every lending decision. Borrower files hold personal and financial information. The model runs on your own servers or in an Australian cloud region, and no file goes to a public AI service.

The hours in real estate go to work that repeats

  1. 01

    Loan applications

Payslips, bank statements, tax returns and ID collected from the borrower by email, checked and keyed into the application by hand.

  2. 02

    Credit papers

Analysts building the credit paper from financials, valuations and broker notes, and chasing the documents that did not arrive.

  3. 03

    Covenant reporting

Quarterly financials, rent rolls and valuations checked against each facility's covenants in a spreadsheet, loan by loan.

  4. 04

    Leases and outgoings

Rent reviews, option dates and outgoings clauses read out of each lease, and the annual outgoings reconciliation worked by hand.

Real estate runs under its own rules

  1. 01

    Best interests duty

Mortgage brokers must act in the best interests of the consumer under s158LA and s158LE of the National Credit Act. The duty started on 1 January 2021 and covers credit for personal, domestic or household purposes or for buying or improving residential investment property. ASIC expects the broker to keep records of the options given, the recommendation and the reasons for it.

  2. 02

    Responsible lending

A credit licensee makes reasonable inquiries about the consumer's requirements, objectives and financial situation, and takes reasonable steps to verify that situation. The inquiries fall within 90 days before the assessment, or 120 days for a home loan. A consumer who asks for a written copy of the assessment that the loan is not unsuitable gets it free of charge.

    Private credit funds

ASIC reviewed 28 private credit funds from October 2024 to August 2025 and published Report 820 on 5 November 2025. Five wholesale funds valued collateral for some loans as if complete rather than as is. One retail fund valued its real estate collateral once every 42 months in ordinary circumstances. ASIC's 2026 surveillance covers fees, margins and conflicts in wholesale funds, including those that focus on real estate lending.

    Retail lease disclosure

In NSW the lessor gives the lessee a written disclosure statement at least seven days before a retail lease is entered into. The lessee then has seven days to return its own disclosure statement or ask for more time. Each state has its own Retail Leases Act, and Victoria sets different timeframes.

    AML/CTF reforms

Parliament passed the AML/CTF Amendment Bill 2024 on 29 November 2024. AUSTRAC regulates real estate professionals, conveyancers, lawyers and accountants for the services it names from 1 July 2026. Changes to program and due diligence requirements for businesses AUSTRAC already regulated started on 31 March 2026, unless the transitional rules defer them.

Questions

Can AI approve a loan?

No. What we build prepares the file, with the documents read, the figures set out and the gaps listed beside their source. A credit person makes every lending decision, and a broker still makes and records each recommendation.

Where do our borrower files and the model sit?

On your own servers or in an Australian cloud region, inside an environment you control. No borrower file or lease is sent to a public AI service. Under APP 8, the Privacy Act generally makes a business accountable when an overseas recipient of its personal information breaches the Australian Privacy Principles. We design the build so that the information stays in Australia.

How does this fit responsible lending and the best interests duty?

We build the file around the records ASIC describes. The file keeps the inquiries made, the documents that verify them, the options given and the reasons for the recommendation. Each item carries the date it was collected. Whether a loan is not unsuitable, or a recommendation is in the client's best interests, stays a judgement for your credit and compliance staff.

We already use ApplyOnline, Simpology or Yardi. Do we need to change?

No. What we build reads from the systems you already run and prepares work for them. We will tell you in discovery if one of those systems is the constraint.
